Tank liners are the most common way of sealing large panel tanks. Tank liners can be made in almost any shape and in almost any size. The can be made in the factory or fabricated on site.
Tank liners are superior to other forms of lining solutions (including paint on membranes) because:
- they are normally made in controlled factory environments where they are able to be tested
- a protective lining can be placed between the water liner and the tank wall to ensure longer life
- a fabricated tank liner will be the same thickness everywhere and will not be subject to application issues by a trade person
- tank liners can be made using flexible and expanding material. They are also made slightly larger than the tank they are being installed in. So if the tank walls develop cracks, it will remain water tight provided it remains structurally sound.
- They are only made once the tank construction is complete (unless it is a prefabricated modular water tank) so the tank liner will always fit the tank correctly

Often, water tanks are built on site using concrete, Besa Block or other similar construction methods. A tank liner turns a structural void space or area into a watertight drinking water quality water tank.
Many concrete tanks have a paint-on membrane applied to waterproof them. Unfortunately there are often issues with paint-on membranes because:
- often ground movement or settlement may cause hairline cracks in the tank
- the surface of the tank may not have been properly prepared and therefore the paint on membrane may not properly adhere
- the application of the paint on membrane may not have been properly carried out
If any of the issues listed above occur, the tank will leak. A fabricated membrane tank liner (fully tested in a factory before being shipped) overcomes all these issues. In fact, tank liners are the perfect retro-fit solution to repair a leaking tank.
